As a seller's or listing agent, I help homeowners sell their houses for the best possible terms. Under New York State law, I am bound to put the seller's interests above those of any other person, including myself. I am required to keep the seller's affairs in confidence, to carry out their wishes, to keep good records, and to maintain my skills and expertise as a real estate professional. I take these duties very seriously.
The Selling Process
My work starts with a thorough review of your property and a comparative market analysis--a review of similar properties that have recently sold, are currently on the market, or have failed to sell. Working together, you and I determine an asking price and decide when is the best time to place the house on the market.
As your agent I will be there to coach you every step of the way:
- preparing your house for the market
- completing the listing contract and disclosures
- how to prepare for showings/what to expect
- how to prepare for open houses
- negotiating the offer
- how to prepare for a home inspection
- how to deal with radon gas and other hazards
- your buyer's financing
- how to prepare for the final walk-through
- pre-closing details
- what to expect at the closing
I keep in close touch with my sellers during the marketing and contract process and monitor the many details connect with a closing a house sale. Sellers may monitor the progress of their transaction by accessing their own page on this website.
How I Get Paid
Sellers sign a listing contract with Audrey Edelman Realty USA and pay the commission (almost always a percentage of the sales price) once the property closes. If the property does not sell, we do not get paid.
