As a seller's or listing agent, I help homeowners sell their houses for the best possible terms. My work starts with a thorough examination of the property and a comparative market analysis--a review of similar properties that have recently sold, are currently on the market, or have failed to sell. Working together, the seller and I determine an asking price, prepare the house for showings, and decide when is the best time to place the house on the market. I make sure sellers know about the documents and disclosures needed to comply with real estate law.
Sellers sign a listing contract with Audrey Edelman & Associates Realty USA and pay the brokerage a percentage of the sales price upon closing. This commission is typically shared with the office representing the buyer.
I advertise on the web and in print media. By listing my properties on the Multiple Listing Service and internet, I make information available to the other 230 members of the Ithaca Board of Realtors, and to agents and buyers across the country.
When we get an offer, I am there to help the seller negotiate the best possible terms. Once the home is under contract I monitor the many details connected with closing a house sale. Clients may monitor the progress of their transaction by accessing their own page on this website.
